Terrain Loading Spikes

I am getting a spike with GC.MarkDependencies when streaming terrains. 

I have tried messing with the settings in Terrain Loader Manager, I have tried increasing the Loading Time Threshold, I tried Load Priority on Low and on High, adjusting the Cache Memory Threshold and Keep Terrains for X Seconds but it only spaces out the lag spikes, they never go away. 

This is happening at runtime and I believe its being caused by the unloading of terrains not so much the loading of new terrains (although not confirmed).

Thank you for this information. We will look into it. In the meantime can you try a build and does this continue to happen?
